Leaving Frenchman's Reserve, you turn south onto Alternate A1A, and PGA Boulevard comes up in about a mile and a third. The club's own directions run the other way: north 1 3/10 miles from the PGA Boulevard exit, entrance on the right. That short stretch is the everyday orbit for the community, and it changed over the summer.
Since spring, most of what opened along PGA Boulevard near Frenchman's Reserve has been retail. The restaurant news on the same corridor is still mostly announcements, with no opening dates attached. For anyone back in town this week, it changes how to plan the season. The shopping is ready now. The only dining additions you can count on are the ones that opened earlier in the year. The firmest dates on the fall calendar belong to The Gardens Mall's holiday events.
What actually opened, and when
Here is what opened between May and late September within a few minutes of the gate.
| Business | Where | Opened |
|---|---|---|
| Faherty | The Gardens Mall, second floor near Bloomingdale's | May 5 |
| Levi's | The Gardens Mall, first floor near Saks Fifth Avenue | Aug. 27 |
| ViX Paula Hermanny | The Gardens Mall | Listed "now open" Sept. 15 |
| Ben's Pizza | The Gardens Mall food court | Sept. 15 |
| World Market | Prosperity Centre, 2420 PGA Blvd. | Sept. 25 |
The Palm Beach Post reported that Levi's and Faherty are each the brand's second Palm Beach County location. They join a mall the Post describes as having more than 150 shops and eateries, anchored by Nordstrom, Saks Fifth Avenue, Bloomingdale's and Macy's. The mall calls ViX Paula Hermanny the brand's fifth Florida boutique.
World Market is the opening most likely to show up on a weekday errand run. CBS12 reported that the Prosperity Centre store marks the chain's return to the Southeast Florida market. It carries international snacks and foods, gifts, seasonal décor, furniture and home goods. For holiday hosting, that means imported pantry items and seasonal tableware on PGA Boulevard itself, east of Alternate A1A.
Only one entry on that list serves food, and it is a slice counter. In a photo gallery, the Post said Ben's Pizza serves pizza by the slice, sandwiches and dessert. The mall describes it as a family-founded shop making New York-style pizza with an Italian twist. It suits a quick lunch between stores. It is not a dinner reservation.
The restaurant news is all future tense
The sit-down dining story along this corridor is a set of promises with no dates yet.
The first is inside The Gardens Mall. In the same September report, the Post wrote that the mall "expects to announce other new retailers and at least one new restaurant soon." It quoted Whitney Pettis-Jester, the mall's director of marketing and merchant relations: "With new stores and upgraded experiences, there's even more reason in 2026 for the community to come spend the day, hang out, explore and shop an array of premium brands under one roof." Since then the mall's news posts have covered promotions and the openings above, and the restaurant still has no name.
The second is farther west, at 4520 PGA Blvd., Suite 100. Prezzo served its final meal there on June 30, and Eddie & Vinny's Coastal Italian is taking the space. The Post described a substantial renovation and a coastal Italian menu built around seafood, steaks and housemade pasta, with cocktails and an entertainment-minded room. The operator's location page still reads "Coming Fall 2026," with no specific day. Fall runs out in about two months. Until a date is posted, this one belongs on a watch list rather than a calendar.
The newest sit-down room you can actually book in this part of PGA Boulevard opened before summer. Eddie V's Prime Seafood opened at Legacy Place on April 26, according to the Post. For seasonal owners who left in spring, it may well be new to them, but it isn't a fall arrival.
The dates that are already fixed
The new restaurants are open-ended. The mall's event calendar has exact dates, times and places. These are the confirmed entries between now and Christmas Eve:
- Tuesday, Oct. 27, 5 to 7 p.m.: ViX Paula Hermanny holds its official launch party with music by Pamela Tick. The mall's post asks guests to RSVP by email to [email protected] and says guests may bring a plus-one.
- Friday, Nov. 13, 6 p.m.: Santa's Arrival Parade. The Palm Beach Gardens High School Marching Band and other characters escort Santa to his throne in the Grand Court.
- Nov. 14 through Dec. 24: Santa photos run during mall hours in the Lower Level Grand Court. The mall encourages reservations and welcomes walk-ups.
The Santa photos page carries a date banner starting Nov. 13, but its description says photos begin Nov. 14. If grandchildren are flying in for a specific weekend, book the reservation and confirm the first day with the mall.
For families with visiting relatives, the parade and the photo season are the fixed points to plan around. The unnamed restaurant and Eddie & Vinny's could open during that window or after it, so it makes sense to plan a dinner out near the mall around rooms that are open today.
The roads between the gate and the mall
Two projects will shape how this corridor feels to get around this season, and they point in opposite directions.
The first is close to finished. Palm Beach Gardens is completing the Burns Road Separated Two-Way Bicycle Track, which runs from Military Trail east to Alternate A1A on the south side of Burns Road. The city describes it as the first bidirectional protected bike lane in Palm Beach County. Gold Coast Wave reported that the track is about 9.5 feet wide. A concrete curb about a foot and a half wide and six inches tall separates it from car traffic, and it passes the Burns Road Community Center. Work started April 13. Repaving from Military Trail to Ironwood Road was finished over the summer, and the outlet said the remaining work was the track itself. The city's April construction notice said work would continue through late November 2026, with at least one traffic lane open at all times. Until it opens, expect work zones along the south side of Burns Road. Questions go to the city's Engineering Department at 561-804-7012.
The second is just starting. The Florida Department of Transportation's I-95 interchange project at Northlake Boulevard is scheduled to begin in November 2026 and finish in summer 2029. It covers I-95 from south of Northlake to south of PGA Boulevard, plus Northlake from Military Trail to Silverthorne Drive. The planned work includes repaving, wider exit ramps, wrong-way driver detection, a fourth through lane on Northlake under I-95, and more turn lanes and bike lanes. For trips south to the airport or West Palm Beach, that stretch of I-95 will be a work zone for the rest of this season and the next two.
Taken together, the season's errands, gifts, pizza and Santa photos are all within a few minutes of the Alternate A1A gate. Longer drives toward I-95 and Northlake will take more patience starting next month. Before heading out, FL511 or a call to 511 gives live closures.
I keep an eye on corridor changes like these for clients year-round, including the restaurant openings that still don't have dates.
